Planning Board Minutes

March 3, 2010

Call to Order: Chairman Bruce Beane called the meeting to order at 6:05 pm

Roll Call:

Meeting Minutes:
The minutes for Feb 3, 2010 were reviewed. Steve Moscicki motioned to approve the minutes as written, 2nd by Rosemary Colombi, all voted in favor.

Correspondence:
The following publications and meeting announcements were received: Old Business:
Bruce Beane spoke with Mary Pinkham-Langer, Dept of Revenue Administration's gravel pit expert, regarding a proposed subdivision for Byron and Roberta Aldrich that would create a new building lot on a portion of their existing gravel pit site. Ms. Langer advised him that it would be practical for the portion of the gravel pit that will be included in the new lot to be reclaimed as part of the home site's preparation. She also indicated that the 50 ft setback is not necessary on side boundaries. Tom Smith was expected make a second conceptual presentation but decided to wait until the April meeting.

Members were reminded that the Annual Town Meeting will be held Mar 9th at 7:00pm.

The Subdivision Application Checklist was finalized with minor modifications and will be ready for use at the next meeting.

New Business:
The Board of Selectmen received an inquiry about building on discontinued Smith Road and asked if the Planning Board had any insight to offer as the lot, created by a subdivision approved in 2001, has no frontage on an existing road. Current members who were on the Planning Board at that time were not aware that the road was discontinued. Since the lot does not meet current zoning requirements for building, the matter will be addressed by the Selectmen once the new road policy is adopted.

A Driveway Permit application was approved for Janet & Perry Williams for Map 210 Lots 7 & 8 on Dodge Pond Road.

A Building Permit application was denied for Robert & Deborah Cornacchiolo for a pole barn addition to an existing garage. They were referred to the ZBA to request a variance to the minimum setback from the road.
